This is the standard clean. Your scope names each floor, its finish and the method, so you can check every visit against it.

How we do it

Every floor has its own method. Some get less than you'd think.

Vinyl and lino

Strip, seal, then burnish.

Old polish comes off with a stripper and a black pad. The floor is rinsed and neutralised, then new seal goes down in thin coats. Burnishing between strips keeps the shine up and pushes the next strip further out.

Safety vinyl

Scrubbed, never just mopped.

Slip-resistant vinyl holds dirt in its texture, and a mop only moves it around. We scrub it with a brush or a spinner wand and pick the water up. It never gets a gloss seal, because gloss takes away the slip rating.

Tile, terrazzo and timber

Matched to the surface.

Tile and grout get a machine scrub and a rinse. Terrazzo gets a neutral cleaner and a burnish, never an acid. Timber that has just been sanded and re-coated gets a dry clean only, until the new coating has fully cured.

Hard floor cleaning: questions.

Can you strip and reseal our vinyl floor?

Yes. Old polish and grime are stripped back, the floor is rinsed and neutralised, and new seal goes on in thin coats. The room has to stay empty and closed while each coat dries, so most strip and seal work is booked overnight or across a weekend.

Our floor is slip-resistant vinyl. Can it be sealed?

Not with a gloss. A gloss seal fills the texture that gives the floor its grip, and the slip rating goes with it. Safety vinyl is scrubbed with a brush and the water is picked up. If the floor's maker approves a specific product, we use that and nothing else.

What about sports floors and court lines?

Sports vinyl, sprung timber and court line marking get only the method the manufacturer approves. That usually means a neutral cleaner and a soft pad, no aggressive scrubbing over the lines and no seal unless the maker specifies one. We ask for the care guide before we write the scope.

Our timber floors were just sanded. Can you clean them?

Yes, gently. Freshly sanded and re-coated timber gets a dry clean only, with a soft broom, a vacuum and a dry microfibre, until the coating has fully cured. Water or a machine too early can mark it or lift it. Your floor finisher can tell you the cure time.

How often should commercial floors be scrubbed?

It depends on the traffic and the floor. Entries, kitchens and washrooms often need a machine scrub every week. Offices and corridors may need it monthly. Strip and seal on vinyl is usually a yearly job, sooner where the traffic is heavy. Your scope sets the pattern after the walk-through.
