How a builders clean runs

Dust to handover, in three stages.

Stage 1 · Rough clean

After the trades, before the fix-out.

The heavy dust comes out first, level by level, so the finishing trades aren't working in it.

Stage 2 · Final clean

Top to bottom, to handover.

High surfaces, glass, joinery inside and out, washrooms and kitchens, then floors last.

The finishes schedule decides it. Some floors are never sealed, some films are never bladed, some coatings get a dry clean only.

The scope

What a final clean includes. Top to bottom.

The scope follows your drawings and finishes schedule. Each area is listed, so the site manager can check it off at handover.

Before anything goes down

We read the finishes schedule.

New floors and coatings are where builders cleans go wrong. Polished slip-rated concrete is never sealed. Freshly coated timber gets a dry clean while it cures. Sports vinyl gets only the manufacturer's method. Natural-fibre carpet is dry-cleaned only.

High to low

Dust comes down before floors.

Builders dust sits on every ledge, light and vent. It comes down first, then joinery and glass, then washrooms and kitchens, and floors are always last. Frosted film is never bladed, and soft ceiling tiles get a soft brush only.

Staged to your program

Cleaned as each portion finishes.

Large jobs are cleaned in stages or separable portions, booked against your program. The asbestos register is read before starting, identified materials are never disturbed, and each stage is photographed for the handover file.

How do you price a builders clean?

From the drawings and the finishes schedule, by area and floor type, with each stage or separable portion priced on its own line. If we can walk the site first we do, and the price states what's included and what isn't.

What paperwork do you provide before starting?

Site induction, safe work method statements for the tasks, and a certificate of currency for our insurance. Send us your site requirements and they're met before anyone arrives.

Do you remove stickers, film and paint from glass?

Yes, with the right tool for the glass. Clear glass can be scraped carefully when wet. Frosted, tinted or decorative film is never bladed, so paint on film is softened and lifted instead.

What if hazardous material turns up on site?

We read the asbestos register before starting and never disturb identified materials. If something suspect turns up, work stops in that area and the site manager is told straight away. Removal is a licensed job and isn't part of a builders clean.

Can you clean in stages while other trades are still on site?

Yes. Rough cleans run while trades finish, and final cleans are booked area by area. The scope lists each stage, so the program and the clean move together.
